Contract Administration
We have a great deal of experience administering building contracts for a wide range of work but predominately for the extension, alteration and refurbishment of residential houses and blocks of flats.
We guide clients through all of the stages involved, from inception to completion, including making the initial inspection of the property, advising on the extent of work needed, preparing a Specification and where necessary, detailed drawings, assisting with the selection of contractors, analysing tenders and inspecting work on a weekly basis through to completion. We would also prepare valuations for interim payments to be made to the contractor and agree a final account with the contractor upon completion of the work.
The service includes providing advice with regard to the selection of other consultants, when appropriate.
We are also able to offer a partial service to suit clients particular requirements by perhaps simply preparing the Specification for the work, in instances where a client want to monitor the work in progress where the work is of a fairly straight forward nature.

Building Surveys
A Building Survey, formally known as Structural Survey, is a detailed report on the condition of the property and allows a prospective purchaser to make an informed decision as to whether or not to proceed with the purchase.
Design and Specification
The preparation of an accurate, detailed design and specification helps to ensure that the building work is carried out to the highest possible standards, to budget and on time.
Planning and Building Control
The construction of new buildings together with most work to existing properties will require Planning and Building Regulation Approval before work can proceed.
Party Wall Act 1996
The Party Wall etc Act 1996 places obligations on owners who want to carry out work to a party wall or excavate close to neighbouring properties. With knowledge and experience dealing with party wall matters, we regularly act for those wishing to carry out the work.
Schedule of Condition
Schedules of Condition are required when it is necessary or desirable to record the condition of a property. The purpose of a Schedule of Condition is to help to avoid dispute relating to the condition of a property at a particular time.
HMO License Applications
t is often necessary to obtain a Licence for property alterations. We regularly advise clients and prepare HMO licence applications with regard to such matters to ensure that the work is carried out in an appropriate matter.
